The site of the old Decruy furniture factory is a beautifully located location in Rumbeke, close to the E403. The Waregem project developer Groep Huyzentruyt purchased the 58,870 m² plot in 2020, with the intention of redeveloping the space into a new industrial building. During the licensing process for the redevelopment, Groep Huyzentruyt wanted to strive for optimal use of the site in order to avoid temporary vacancy and the possible inconvenience that may accompany it.
Group Huyzentruyt called on March to find parties that might be interested in a temporary layout of the site. Companion Laurens Vermeulen set to work on the site. The first step involved splitting the site into several usable units. Based on the building's existing morphology, the analysis showed that 11 units could be offered. The pricing strategy developed by Laurens took into account the condition of the building, the supply in the neighborhood, the duration of the agreements and the required flexibility.
Thanks to the proactive approach that March can offer thanks to the in-house developed tech environment, several interested parties could be found in a very short period of time. For example, Soubry Pasta, Intyre, Aldi, Standplus, and MultiBazar were each able to use one or more units. For example, more than 80% of the site could be filled out temporarily.
