In 2021, the March team came into contact with building materials specialist Jules Frans from Heist-op-den-Berg. The company grew rapidly and was looking for a building for processing and storing steel and steel products. The March team therefore looked for the options for a customized building (“Build to Suit”). They brought Jules Frans into contact with a developer of commercial real estate for a custom-made building.
During the negotiations, it turned out that Jules Frans also had the option to rent a building. This option really became concrete when a building presented itself in the summer of 2023: a ready-to-use new-build warehouse in Heist-op-den-Berg owned by the family behind steel company Laeremans. This 4,200 m² warehouse was built very recently, with accompanying beautiful and new office space.
March was able to quickly put the teams of Joeri Frans and Laeremans together, and negotiations started about the location of the warehouse. The installation of overhead cranes was important. An overhead crane is a type of crane that can ensure that you can move both large and heavy loads efficiently and easily. Cranes can be used to load and unload trucks or railway cars, for example. But it is also possible to store materials with such a machine or to supply certain production lines. Of course, such overhead cranes are important when storing heavy steel structures. Both parties therefore had to find an agreement on the installation of such an installation, on the entry date, on the rental price and other conditions.
Under March's guidance, the negotiations were successfully completed after an intense period of 2 months. In this way, March once again proves its added value in bringing about larger industrial real estate transactions. This is how March is contributing to the growth of Flemish industrial fabric. After all, a shortage of space is one of the biggest growth barriers for successful industrial companies.
